Economic literature about gentrification has traditionally focused on its identification, determinants, and effects. Comparatively little literature has focused on the study of gentrification as a dynamic process itself. Motivated by spatial analysis of the housing market, I examine how gentrification moves across time (persistence) and space (spillover). I use housing sale data in the Greater ... read moreBoston Area from Zillow, combined with demographic data, to estimate gentrification and its dynamics. I propose a panel time-series spatial regression model, a metric to determine neighborhood similarity, and a uniform diffusion to tackle the question from multiple angles. I find large persistence and very small, but positive, spillovers in the metric of gentrification I estimate. I conclude that gentrification moves strongly across time and weakly across space, proximally.
