Abstract: Using data on housing characteristics for homes sold between 2000
and 2010 in the towns of Duxbury, Marshfield, and Plymouth, as well as environmental data
extracted from MassGIS, this study uses a hedonic pricing model to capture and value the
risk of living near the coast in dollar terms. Distance between home and beach, elevation
difference between home and beach, and the shoreline ... read moreerosion rate of the nearest beach from
each home were all deemed measurable indicators of shoreline change. This study suggests
that the value homeowners place on easy access to the beach and beach amenities more than
offset the erosion risks of living near the shoreline. However, as policy makers struggle
to find erosion reducing solutions, they must perform thorough analyses on all aspects of
the costs and benefits of shoreline erosion reduction methods before taking appropriate
action.
